September 2026 brought a useful reminder for Canyon County buyers and sellers: prices and market activity do not always move in the same direction. Home prices were higher than a year earlier, while buyers still had to pay attention to property condition, location and pricing.
Canyon County housing market: September 2026 at a glance
- Median sold price: $443,523, up 5.1% from September 2025.
- Median days on market: 33, compared with 47 a year earlier.
- Months of housing supply: 2.69, compared with 2.85 a year earlier.
- Sales activity: approximately flat compared with September 2025.
These figures come from a September 2026 market analysis by We Know Boise using Intermountain MLS data retrieved October 6, 2026. County-level pricing includes existing homes and new construction, with homesites of all sizes. The report uses a rolling 12-month calculation for months of supply. Figures may differ from other reports that use different property types or geographic filters.
What does this mean if you're buying in Canyon County?
A median sale price of $443,523 means half of the homes in this dataset sold above that amount and half below. It does not mean every buyer needs that budget. The mix of homes matters: a smaller resale home in Nampa may be a very different purchase from a newly built home on acreage near Caldwell.
With roughly 2.7 months of supply in this reporting method, the market was not overflowing with available homes. Buyers should compare recent comparable sales, total monthly payment, condition and neighborhood before deciding whether an asking price is reasonable.
What does this mean if you're selling?
The median marketing time of 33 days was shorter than a year earlier, but that does not guarantee a quick sale for every property. The right asking price still depends on competing listings, presentation, condition and the specific area. A well-positioned home can attract attention; an overpriced home can still sit.
