Moving to Nampa, Idaho — More Amenities, More Choices, Still Close to Idaho's Roots

If you're thinking about moving from Washington to Idaho, Nampa deserves a serious look.

Nampa is one of the larger communities in the Treasure Valley, which means you'll find considerably more shopping, restaurants, healthcare, entertainment and everyday services than in some of the smaller communities we've talked about.

But here's something we like about Nampa:

You don't have to go very far to remember you're still in Idaho.

Drive away from the major shopping areas and subdivisions and you'll quickly find farmland, local produce stands, open ground and Lake Lowell.

Nampa gives buyers an interesting combination:

City conveniences, excellent housing choices, lots of new construction and easy access to the agricultural and outdoor lifestyle that still surrounds the community.

For buyers coming from Tacoma, Lakewood, University Place and other Western Washington communities, there's another attraction:

Your housing budget may give you considerably more choices here.

What Could the Money From My Washington Home Actually Buy Me in Nampa?

Let's take a look.

What Can Your Budget Buy in Nampa?

Nampa has one of the broader housing selections in the western Treasure Valley.

You'll find older established neighborhoods, newer subdivisions, extensive new construction, larger homes, RV garages and—particularly as you move toward the edges of town—larger lots and acreage opportunities.

Inventory changes constantly, so these aren't promises of what will be available on any particular day.

They're a practical guide to what you may find.

If something catches your attention, click the search and see what's available right now.

Up to $400,000

New Construction Is Still Part of the Conversation

This is one of the things that can surprise a Washington buyer.

Depending on current inventory, under $400,000 you may find:

  • Brand-new construction
  • Newer homes
  • Established homes in mature neighborhoods
  • 3- and 4-bedroom choices
  • Single-level homes
  • Two-story homes
  • Two-car garages
  • Modern open floor plans
  • Homes in established parts of Nampa
  • New communities with neighborhood amenities

For someone coming from Western Washington, simply seeing new construction available in the $300,000s can completely change the conversation.

If you're selling a more expensive Washington home, this range can also create another possibility:

You may not have to put all of your equity back into your next house.

$400,000–$550,000

More House, More Garage and a Lot More Choice

Move into this range and Nampa opens up considerably.

Depending on inventory, buyers may find:

  • Larger new-construction homes
  • Newer established homes
  • 3–5 bedrooms
  • Larger single-level floor plans
  • Three-car garages
  • Larger homesites
  • Bonus rooms and offices
  • Upgraded kitchens and finishes
  • RV parking
  • Some RV-garage opportunities

This is a particularly strong range for someone who wants a newer home without moving into the higher Treasure Valley price points.

And if an RV garage is on your wish list, start paying attention here. Nampa has a substantial selection of homes designed around RV storage, with additional choices as the budget increases.

$550,000–$750,000

Bigger Garages, Better Lots and More Property

This is where Nampa starts giving buyers some very different choices.

Depending on current inventory, you may find:

  • Larger new and newer homes
  • Custom and semi-custom homes
  • Three- and four-car garages
  • RV garages
  • Larger homesites
  • Upgraded finishes
  • More separation between neighbors
  • Smaller acreage opportunities
  • Shops or substantial outbuildings on some properties
  • Room for trailers, boats and recreational vehicles

For someone moving from Washington to the Treasure Valley, this is where the conversation can shift.

Instead of simply asking how many bedrooms you can get, we can start asking:

How much garage do you want?

Do you want room for an RV?

Would you rather have a larger lot?

Would a shop change what you're looking for?

That's a very different home search than many buyers are accustomed to in Western Washington.

$750,000 and Above

Custom Homes, Acreage and Serious Garage Space

At this level, the Nampa market can include much more than simply a larger house.

Depending on inventory, buyers may find:

  • Custom homes
  • Acreage
  • Large RV garages
  • Detached shops and outbuildings
  • Multiple garage bays
  • Larger parcels
  • Horse or animal setups
  • Irrigation
  • Private wells and septic on rural properties
  • Room for equipment and trailers
  • Greater privacy

As you move toward the rural edges of Nampa and the Lake Lowell area, the relationship between the house and the property itself becomes increasingly important.

For some Washington buyers, that's the whole point of moving.

A nice home is great. A nice home with the garage, shop, land and space you've always wanted is something different.

A Little of What We Like About Nampa

One of the things we enjoy about living in this part of the Treasure Valley is that agriculture isn't just something you read about in a history book.

It's still around you.

We enjoy going to the Nampa Farmers Market and stopping at local farms and farmstands for fresh vegetables and seasonal produce.

The Farmers Market has been part of Nampa since 1989 and today operates in downtown Nampa, bringing together local growers, food producers and makers.

It's a small thing, perhaps, but it's one of those parts of living here that we enjoy.

You can go shopping at major stores one day and pick up vegetables directly from a local farm or farmers market the next.

That's part of the Nampa story.

Lake Lowell — Right Outside Town

Another feature that makes Nampa different is Lake Lowell.

Lake Lowell sits just outside the developed part of the city and is part of the Deer Flat National Wildlife Refuge.

It's a place for boating, fishing, paddling, wildlife watching or simply getting away from streets and subdivisions for a while.

And Lake Lowell isn't disconnected from Nampa's agricultural history.

The reservoir was developed in the early 1900s as part of the irrigation system that helped turn this part of the Treasure Valley into productive agricultural land.

So even one of Nampa's major recreation areas is connected to the farming history that helped build the community.

Warhawk Air Museum

One of Nampa's genuinely unique attractions is the Warhawk Air Museum at the Nampa Municipal Airport.

It's more than a collection of airplanes.

The museum focuses on military aviation and veterans' history, preserving aircraft, artifacts and personal stories connected to American military service.

If you appreciate aviation, American history or military history, it's one of those places that's worth having practically in your backyard.

And as a veteran myself, it's one of the Nampa attractions I particularly appreciate.

From Railroad Town to Growing Treasure Valley City

Nampa didn't begin as a suburb of Boise.

Its modern history began with the railroad.

The Oregon Short Line Railway came through the area in 1883, creating the foundation for the community that eventually became Nampa. Irrigation followed, helping transform the surrounding sagebrush into productive farmland.

Nampa incorporated in 1891, and agriculture and the railroad played major roles in its early growth.

Today, Nampa is a much larger and more modern community.

But drive toward Lake Lowell or the agricultural areas surrounding the city and you can still see pieces of the landscape that shaped it.

That's one of the things I like about Nampa:

It's growing, but its Idaho roots haven't completely disappeared.

Shopping, Healthcare, Entertainment and I-84

This is where Nampa separates itself from some of the smaller communities in the western Treasure Valley.

You have extensive shopping and restaurants in Nampa itself, along with healthcare, schools, services and entertainment.

The Ford Idaho Center brings concerts, rodeos, equestrian events, sports and other large events directly to Nampa.

And I-84 runs directly through the north side of the city, providing straightforward access toward Meridian and Boise to the east and Caldwell to the west.

For someone coming from Western Washington, that combination can be attractive:

You can have the amenities of a larger community without necessarily giving up access to farms, open land, recreation and the more rural side of Idaho.

Moving to Idaho as a Veteran?

As a fellow veteran, I understand that moving can involve more than simply finding the right house.

If you're a veteran moving from Washington to Idaho, I can help you look at the move from both sides—from selling your Washington home to finding the right property here in Nampa.

Whether you're using VA financing, paying cash or choosing another way to purchase, the goal is the same:

Find a home and property that fits the life you're moving here to create.

Maybe that's affordable new construction. Maybe it's an RV garage. Maybe it's a larger home close to shopping and healthcare. Maybe it's acreage and a shop.

Or maybe it's simply getting more for your housing dollars while keeping some of the equity you've built in Washington.

Selling in Washington and Buying in Nampa?

This is where I can offer something a little different.

I'm a real estate broker working in both Washington and Idaho, so I understand both sides of a Washington-to-Idaho move.

If you're thinking about selling your Washington home and buying in Idaho, we can start by looking at what you have now, what you may have available from the sale, and what you'd like your move to accomplish.

Maybe it's a lower housing cost, more house, new construction, an RV garage, a larger yard, a shop, acreage, or more room for the things you enjoy.

Or maybe you'd simply like to know what your Washington home equity could make possible in Nampa.

You don't need to know exactly what you want yet.

Sometimes the best place to start is simply seeing the homes.
