Ada County's September 2026 housing market combined stronger home sales with higher year-over-year prices. But a countywide number cannot tell you what every Boise, Meridian, Eagle, Star or Kuna home is worth. The right decision still starts with the local neighborhood, property type and your own plans.

What the September numbers mean for buyers
The $575,000 median is the midpoint of recorded sale prices in the report, not a starting price for every home. Ada County includes a wide variety of neighborhoods and price points. For buyers, the shorter median market time suggests that well-positioned listings could still move quickly. At the same time, it is worth comparing recent sales, property condition, financing costs and the specific neighborhood before making an offer.
What the September numbers mean for sellers
September's 855 closed sales show that buyers were still completing purchases. Yet a strong countywide month does not guarantee every home will sell quickly. Pricing relative to nearby competing homes, presentation and property condition remain important. A neighborhood-specific pricing review will tell you more than a countywide median alone.
